How this mortgage calculator works
This tool uses the standard amortizing mortgage formula:
M = P · [r(1+r)n] / [(1+r)n − 1]
- P — loan principal (home price minus down payment)
- r — monthly interest rate (annual rate ÷ 12)
- n — total number of monthly payments (years × 12)
Property tax and home insurance are divided by 12 and added to the monthly principal & interest to estimate your total monthly housing cost (PITI).
